Four Point Inspection

WHAT IS A 4-POINT INSPECTION?

A 4-point inspection is a separate inspection report required by insurance companies for properties in Florida over 25 years old.  The report contains full color photos and describes the condition and life span of 4 areas of the property, as required for insurance purposes.   The 4-point inspection is required on new home purchases, or existing property when renewing a homeowner's insurance policy.  

WHAT COMPONENTS ARE REQUIRED FOR A 4-POINT INSPECTION?

The following systems and components are required to be inspected during a 4-point inspection:

  • Roof - Approximate Age, Condition, Life Expectancy, and Defects Observed
  • HVAC - Make/Model, Fuel/System Type, Age, Condition, Life Expectancy, and Defects Observed
  • Electrical - Service Type, Wire Type, Condition, Life Expectancy, and Defects Observed
  • Plumbing - Service Type, Piping Types, Condition, Life Expectancy, and Defects Observed
